The mortgage broker is highly regulated and supervised by the Bank of Portugal, just like financial institutions and banks in their main credit granting activity, also subject to the same market regulator. All mortgage brokers are thus subject to strict laws and must act according to their registration with the Bank of Portugal. Whenever this is not verified, clients can also directly contact the regulator by filing a complaint.

The authorization to perform this kind if mediation considers several aspects:

  1. Assessment of the suitability of the person responsible for the activity;
  2. Assessment of any incompatibilities in the performance of the activity;
  3. Assessment of professional experience and academic qualifications;
  4. Assessment of the organizational capacity of the company, its structure and governance, administrative and accounting procedures.

All submitted documents will be protected under the rules of protection, processing, storage, and free movement of personal data defined by the European Union, the so-called GDPR – General Data Protection Regulation:

  • Copy of the citizen card or passport and residence permit for other nationalities than Portuguese;
  • Copies of the last 3 months’ pay slips for employees, pension proof, or the last IRS declaration for self-employed workers;
